Fletcher Consulting is a boutique construction project management and real estate advisory firm serving the DC Metro area. Acting as owner’s representative and trusted advisor, we offer proactive project leadership for virtually any built environment, with a specialization in interiors (corporate, non-profit, law and tech firms), educational institutions, multifamily residential and broadcast media. We are searching for a skilled, dynamic project manager with 7-10 years’ experience to lead opportunities in the multifamily sector. These projects require knowledge and experience in ground-up, base build construction, in communities of less than 100 units.
To be considered, candidates must have strong, pre-construction to occupancy (full lifecycle) multifamily base build construction experience.
Job Duties / Responsibilities
This is an opportunity to be engaged in all phases of a multifamily project, from inception through the preconstruction and construction phases to occupancy/handover. In some cases, this role will be for the full life cycle of a project, including oversight of design, permitting/approvals, and procurement activities. In other cases, the engagement will just be for management of the construction/occupancy phase only. This is dependent upon the client’s specific needs.
PM/CM duties, will include but are not limited to:
- Collaborate with the client to define project scope of work and deliverables.
- Predict and plan resources needed based on project requirements.
- Assess and manage risks to minimize intolerable surprises for clients and the company.
- Create project schedule and monitor progress to ensure deadlines are met.
- Forecast and manage schedules and resources to ensure timely completion of all current and anticipated projects and programs.
- Create and oversee project budgets, commitments, invoices and payments to adjust as necessary to achieve expectations. Manage project costs, including change order review.
- Support client with all preconstruction activities, which may include meetings with local officials for permits and approvals, as needed.
- Lead contractor, consultant and vendor procurement, including RFQ and RFP development, bid review and assessment.
- Advise client on best project procurement/delivery approaches for each project or program.
- Negotiate agreements with contractors and consultants.
- Negotiate AIA contracts & provide direction to the client and their legal counsel.
- Obtain necessary permits, approvals, and other regulatory prerequisites.
- Communicate with the Owner on all project issues, progress, budget, changes or modifications.
- Coordinate efforts across entire project between architects, designers, engineers, and contractors and prepare, organize, and run project team meetings on a regular schedule.
- Prepare bi-weekly or monthly reports, as required by client or as project dictates.
- Review and approve contractor applications for payment and vendor invoices.
- Ensure the A&E team are performing construction administration services to validate work is done in compliance with construction plans and specifications, and all relevant building and safety codes.
- Oversee the management of consultant & vendor performance to ensure compliance with contractual requirements, all regulating entities and client expectations.
- Ensure leadership is fully and accurately informed of any project issues affecting the perception or reputation of the firm.
- Responsible for maintaining client satisfaction and upholding company values.
Business Development duties, include but are not limited to:
- Responsible to seek out / cultivate relationships that will lead to new business opportunities, as well as fostering positive current relationships with industry partners and client representatives.
- Attend business development events, be it occasional industry sponsored events or regular one-on-one meetings.
- Identify new opportunities, track leads, and take on responsibilities for securing new contracts, to include drafting proposals, interview preparation, and presentations to potential new clients.
- Every PM is expected to sustain project revenue minimums and strive to reach annual performance goals.
Knowledge, Skills and Abilities
Extensive construction knowledge is required. A minimum of 7-10 years’ project management experience is highly desired, with a track record of project completion and job advancement. An established network of owner / industry contacts in the Metro DC area is essential to the long-term success of this position.
This is a mid-level position with room for growth. As such, the right candidate will be rewarded with long-term opportunities for advancement within the firm. We seek someone who is well-versed in the life cycle of real estate construction and development, is motivated and energetic to work with others toward professional growth. A small-business, entrepreneurial spirit is highly desired.
Project managers must ideally hold either CCM or PMP certification, or be willing to become certified within two years, with financial assistance provided by the company.

Education and Experience
Degree in Construction Management, Architecture or Engineering preferred.
7-10 years’ experience in construction/real estate in the Metro DC market.
Excellent computer skills, with knowledge or the ability to learn: Microsoft Office 365 (Word, Excel, Project, Teams, SharePoint), Bluebeam and Acrobat Pro DC.
